Professional Engineer (PE) design, endorsement and BCA submission for renovation and addition & alteration (A&A) works to condominiums, landed houses, shophouses, offices and industrial buildings in Singapore.
Works that affect the structure of a building — removing or cutting beams, columns, slabs or load-bearing walls, forming new openings in structural elements, adding a floor, mezzanine, roof structure or heavy equipment — are generally structural works under the Building Control Act. These need a Qualified Person (QP), usually a Professional Engineer, to design them, and Building and Construction Authority (BCA) approval of the structural plans and a permit before work starts. Purely non-structural works (finishes, partitions that carry no load) usually do not.
Hacking of walls or slabs in condominium units, enlarging openings in landed houses, new staircases or voids, rooftop structures, mezzanine floors in factories and warehouses, and strengthening of existing beams and slabs.
The property address and type, a short description and sketch of the proposed works, any existing drawings, and photos of the area. HDB flat works follow HDB's own renovation rules — see HDB wall hacking.
